1. Booking Terms
- A booking is confirmed only upon payment of 50% advance.
- The remaining 50% must be paid at the time of arrival before check-in/function.
- Token Booking Policy: If a token amount is paid to temporarily block a villa, the remaining amount required to complete 50% advance must be cleared within the timeline communicated by management.
- Failure to complete payment within the given time will result in automatic cancellation without prior notice, and the token amount may be non-refundable.
- All dues must be cleared at the time of check-in.
- Valid government-issued ID proof is mandatory for all guests during check-in.
- The booking holder is responsible for the conduct of all guests.
- Any increase in the number of guests will incur additional charges (inclusive of taxes).
- No discounts or offers will be applicable on additional guests.
- All coupons and offers are applicable only to the booking individual and are non-transferable.
2. Security Deposit (Refundable)
- A refundable security deposit will be collected at check-in (amount varies depending on villa/booking).
- The deposit is applicable towards damages, breakage, missing items, excessive cleaning, or policy violations.
- The deposit will be refunded within 24-48 hours after check-out, subject to property inspection.
- Any damages exceeding the deposit amount must be paid by the guest immediately.
3. Guest & Children Policy
- Children below 5 years: No additional charge.
- Children 5-10 years: Charged as half person.
- Children above 10 years: Charged as an adult.
- Children above 6 years may be treated as adults for certain bookings (as per property discretion).
4. Check-in / Check-out
- Check-in: 1:00 PM.
- Check-out: 10:00 AM sharp.
- Early check-in or late check-out is subject to availability and is chargeable.
- Unauthorized late check-out may attract additional charges.
- Extension of stay will be charged as per property rates.
5. Pool & Safety Guidelines
- Use of the swimming pool is strictly at guest's own risk.
- Management will not be responsible for any injury, loss, or mishap.
- Children below 6 years are not allowed in the pool area.
- Guests below 17 years must be supervised by an adult at all times.
- Pool access is 24x7 except on the day of check-out.
6. Property Rules
- Outdoor music is not permitted after 10:00 PM (as per local regulations).
- Light indoor music is allowed post 10:00 PM.
- Visitors are not allowed on the property.
- Pets are allowed except in pool and linen areas.
- Guests must keep doors and windows closed post sunset to prevent insects.
- Use of illegal substances, fireworks, or hazardous items is strictly prohibited.
- Any misbehavior, illegal activity, or nuisance will result in penalties or legal action.
- Any damage to property, furniture, or decor will be charged to the guest.
- Parking is available at owner's risk.
- Orders not billed through ORU will be charged separately as per menu.
7. Additional Charges
- Extra person: INR 1000 per person per day (includes mattress).
- Any additional services or time extensions will be chargeable.
8. Food Timings
- Breakfast: Till 9:30 AM.
- Dinner (Last Order): Till 11:00 PM.
9. Media Disclaimer
Property images displayed are professionally captured using wide-angle lenses. Actual appearance and dimensions (including pool size) may vary.
10. Cancellation & Refund Policy
- 30+ days before check-in: Full refund (5% processing fee applicable).
- 15-30 days: 50% refund or 75% credit note.
- 10-15 days: 20% refund or 50% credit note.
- Less than 10 days: No refund, 20% credit note.
- Within 24 hours: No refund, no credit note.
- No-shows: Non-refundable.
Additional Terms:
- Refunds will be processed within 7-10 working days to the original payment method.
- Date changes are treated as cancellation + new booking unless approved in writing.
- Price differences during rebooking must be paid by the guest.
- Bookings made via third-party platforms are governed by their respective policies.
11. Credit Note Terms
- Valid for 6 months from the date of issue.
- Applicable only on available villas at the time of rebooking.
- Not valid on weekends, public holidays, or peak dates unless approved.
- Non-transferable, non-refundable, and not redeemable for cash.
- Only one credit note per booking allowed.
- Once used, no new credit note will be issued if that booking is cancelled.
- Partial usage is not permitted.
12. Liability & Responsibility
- Guests use all facilities at their own risk.
- ORU Villas shall not be liable for loss, theft, or damage of personal belongings.
- ORU Villas shall not be responsible for any indirect or consequential losses, including inconvenience or loss of enjoyment.
- The maximum liability, if applicable, shall not exceed the total booking amount paid.
13. Indemnification
Guests agree to indemnify and hold harmless ORU Villas, its owners, staff, and affiliates against any claims, damages, or losses arising from:
- Violation of these Terms & Conditions.
- Damage to property.
- Injury caused due to guest negligence.
- Any illegal or prohibited activities conducted during the stay.
14. Force Majeure
ORU Villas shall not be held liable for cancellations or disruptions caused by events beyond control, including natural disasters, government restrictions, or unforeseen circumstances. In such cases, management may offer a credit note or rescheduling option at its discretion.
15. Privacy & Confidentiality
Guest information and booking details will be kept confidential and used only for operational purposes. Guests are expected not to misuse or share any internal property or operational information.
16. Governing Law & Jurisdiction
These Terms shall be governed by the laws of India. Any disputes shall be subject to the jurisdiction of courts in Udaipur, Rajasthan. Disputes will first be attempted to be resolved amicably; failing which, arbitration may be pursued.
17. General Clauses
- Failure to enforce any provision shall not constitute a waiver of rights.
- These Terms constitute the entire agreement between the guest and ORU Villas.
- Management reserves the right to update these Terms without prior notice.
- Clauses that by nature should survive shall remain in effect even after booking completion.
18. Rights of Management
ORU Villas reserves the right to refuse service or cancel bookings in case of policy violations.
